Stevens Realty understands the importance of pets in our residents’ lives and recognizes the need for clear guidelines to ensure a harmonious living environment for everyone. Our commitment to fostering a pet-friendly community has led to the implementation of a comprehensive pet policy, designed to maintain the well-being of both residents and their beloved pets.


Mandatory Dog Interviews

At Stevens Realty, we believe in the importance of responsible pet ownership. As part of our commitment to creating a safe and enjoyable living environment, we require mandatory dog interviews with our property manager before approving any pet applications. This interview allows us to assess the temperament and behavior of the dog, ensuring a harmonious coexistence with other residents and their pets. A key criterion for approval is a clean history with no instances of biting, prioritizing the safety and well-being of our community.


Documentation and Insurance

To streamline the pet approval process, we recommend that pet owners provide a fully complete pet application along with vet records and proof of up-to-date vaccinations. This information helps us ensure that all pets within our community are healthy and well-cared for. Additionally, we strongly encourage pet owners to consider obtaining a dog insurance policy, providing an extra layer of protection in unforeseen circumstances.

Indoor Pets and Property Boundaries

Our pet policy allows for indoor pets, recognizing the companionship they bring to our residents. However, it is essential to adhere to the stipulation that pets are not permitted to roam freely outside the property without the attendance of their owners. Unattended animals are considered strays, and to maintain order and safety, they will be captured, trapped, and taken to appropriate facilities off of Stevens Realty Property.


Consequences for Violations

Residents must be mindful of the rules outlined in our pet policy to avoid potential consequences. Leaving food for animals, including food dishes outside apartment doors, will be considered as ownership of unleashed animals. Such residents will be held accountable under our pet policy, leading to charges for the appropriate non-refundable pet fee and monthly pet rents.

Tampering with property infrastructure, such as removing or breaking foundation vents or crawl space doors to allow animals to go beneath the property, is strictly prohibited. Residents engaging in such activities will be held responsible for repair costs, including foundation vents, crawl space doors, and air conditioning ductwork. Violation of these guidelines may lead to eviction proceedings from our properties.


Pet Waste Management

Responsible pet ownership extends to cleaning up after pets when they go to the bathroom outside. Stevens Realty emphasizes the importance of cleanliness in shared spaces, and any resident found neglecting this responsibility will face a minimum fine of $50 for clean-up. This measure aims to maintain the aesthetics of our community and prevent any inconvenience to fellow residents.

For Restricted Breeds listed below we require $375 non-refundable fee each pet and $45 add-on for your first pet and $25 add-on for each succeeding pet on top of the rent/month maximum of 3.
