Pet Protection Program
Pet owners represent a large part of our market, especially for homes with 2 bedrooms or more.
Many of our owners have expressed concern about renting to families with pets as they don’t want pets to damage their homes.
Stevens Realty has an answer for this: The Pet Protection Program.
The Pet Protection Program is our promise to you that if we place a pet in your property and they caused damage over and above the tenant’s security deposit amount, we will repair the damage out of our own pocket!
This would be of no charge to you, no deductible… it is absolutely free! We will automatically provide $1,500 of coverage for one pet, $2,000 for two pets, $2,500 for three pets, and you can increase that coverage up to $3,000 for at a low cost.
To fund this protection program, we will retain ALL of the pet fees we collect from the tenants.
This Pet Protection Program is included in ALL of our long-term management agreements. Unfortunately, we cannot guarantee against loss. The coverage stops if you cancel our management agreement. We will pay the difference between any security deposits up to the coverage amount to make sure your home is protected from damage caused by pets.
For example, suppose the tenant has one pet and has a security deposit of $750 when the tenant leaves with pet-related damages in the property costing $1,500. In that case, the security deposit will cover the first $750, and Stevens Realty LLC will pay the remaining $750.
This protection applies to damage from cats and dogs of any breed and all other kinds of paying pets; It does not apply to service animals.
The program does not cover unapproved pets that the tenant concealed from us. Participation in the Pet Protection Program is of no charge to the owner and is required once you allow pets in your property.

We know that finding the right resident is every homeowner’s number one priority. That is why our detailed screening process and our extensive marketing program allow us to find the perfect resident for your property. However, we cannot predict the future. It’s possible for a tenant to undergo life-changing events (loss of employment, death in the family, divorce, hospitalization, etc.) leading to delinquency requiring lease termination. When a tenant does not pay rent and does not move out, the only legal recourse is to file for eviction.
This program guarantees you that when we put a tenant in your rental home through our screening process and our signed lease agreement, and a potential eviction becomes necessary, we will cover up to $2500 of legal costs during an eviction process e.g. legal notices, eviction filing, detainer warrant, court fees, lawyer fees, court appearance for owner, writ of possession, tenant move out fee, removal of all tenant belongings.

Rent Protection Program

The Rent Protection Program, for only $20 per property a month, is designed to coincide with the Eviction Assurance Program if it becomes necessary to fully evict a tenant on the owner’s behalf, the Eviction Assurance Program would cover the cost of the eviction and the Rent Protection Program covers two month’s lost rent of up to $2500 during the eviction process.
Evictions tend to take about 60 days on average.
It could be faster or slower depending on how backed up the courts are. During this process, your rental property would most likely not be collecting rent. This situation can leave owners with an unexpected loss of income. The Rent Protection Program is designed to reimburse the owner two month’s rent equivalent in order to give the owner a cushion while we are forcing the tenant out of the rental property. For example, if the rent on the unit is $750 per month and it takes 60 days to remove the tenant, Stevens Realty will pay the owner $1500 for the two month’s lost rent.

Damage Assurance Program

By enrolling your rental property into the Damage Assurance Program, we will pay the difference between any security deposits up to $2,500 to make sure that your home is being taken care of from damage caused by the tenant. Your property will be covered for any damages deemed to be of the tenant’s responsibility. But, not for such items determined to be of normal wear and tear and/or owner’s responsibility.
For example, the tenant has a $1000 security deposit on the property. Tenants have caused $2500 worth of damage that isn’t normal wear and tear. The security deposit will cover the first $1000 and Stevens Realty LLC will pay the remaining $1500.
